What was recorded this morning.
At 10:40 this morning the deed conveying the Latimer House and its parcel to the Friends of the Latimer House was recorded at the Sumner County Register of Deeds, in Book 6928, pages 761 through 769, as instrument 1562498.
The conveyance carries a preservation covenant, and the deed carries a reverter. If the house is not looked after, it goes back to the county. The arrangement was built so that the outcome the codicil asked for survives whoever happens to be holding the keys.
How it got here
Ten years, and one sentence.
In 2016 William Brown left five hundred thousand dollars to establish a public park here, and named the house as its centerpiece. The money was wrongfully confiscated and combined into the school system’s education technology trust, a fund it was never left to.
A small group of county commissioners caught it in 2023 and pressed until it was corrected. The money was separated back out and returned to the county in 2025. The Commission voted to convey the house on August 17 of this year, the School Board approved it ten to one the following day, and the deed was recorded this morning.

That sentence is why the house was never a detail of the park. It is the thing the park was established for, and it is the standard every decision about this property gets measured against.
It is also why the deed was drawn the way it was. A covenant and a reverter are not decoration. They are what keeps that sentence enforceable long after everyone currently involved has moved on.
